As the landlord of a quality property, it is only right you want to keep your very high end tenants happy.
After all, they are paying a premium price for a high end home and naturally expect the best.
And as the property’s owner, you want to make sure that your investment is being protected at all times. This means maintaining, both inside and out.
But let’s, just for this article, concern ourselves with the outside of the building.
Whether you are trying to attract new tenants, or simply keep your existing ones happy, the first thing you want to get right is the exterior of the property.
As the landlord of a premium end home, first impressions count.
This means making sure that everything about the front of your home is right, first time.
So we advise all landlords – and letting agents – to take a step back, literally.
Get out onto the sidewalk or the approach to the property.
What does it look like from a distance?
Can it be seen from the street?
Hidden entrances are of course fine, especially for a premium property. But you want to make sure that this isn’t simply because it is overgrown.
The first thing we would suggest is a good trim of all the flora and fauna surrounding the home.
This kind of maintenance should be done on a regular basis and as a premium quality property, the tenants will be expecting the upkeep of such a job to come as standard.
Ensure all the bushes, foliage and trees are trimmed away neatly and that access is possible at all times into the property.
After all the undergrowth has been cleared up, it is time to think about the rest of it.
A premium quality home needs to be extra smart and appealing from the curbside.
This means, no trash cans on display, no clogged or blocked gullies and absolutely no debris of any description blowing through the front yard.
The front walk should be brushed clear carefully and even given a power wash to maintain it properly.
Anything at the front of the property which is not in perfect condition should be renewed or replaced.
This extends to the state of the actual asphalt driveway itself.
All pathways and driveways should be crack free and freshly coated, to create the best possible impression on the viewer.
Remember, absolutely everything needs to be as perfect as it can be, to attract the right sort of tenant to your property!
